1940s Houses From the Manhattan Project Years

The Army built Oak Ridge in a hurry in 1942 and 1943, and by 1945 about 75,000 people lived here. A lot of those first houses are still standing, now past 80 years old, most of them with a new roof, a heat pump and an addition or two. We like working on them. They were built simple, so the water usually leaves a clear trail.

In the older homes we check three places first: the crawl space, the seam where an addition meets the original house, and any old plumbing run. Some original houses have cemesto wall panels, which are made with asbestos cement. Here's the honest version: we don't cut, sand or drill those panels. If one needs to come out, an asbestos professional tests it first. That's a different trade, and we'd rather say so than guess.

Additions are the sneaky part. A 1970s family room bolted onto a 1940s house often has its own little crawl space, with no vent and no plastic over the dirt. The floor above it is the one that feels soft and smells a bit off in August. We check it every time, because that's usually where the musty odor in the whole house started.

Ridge Slopes and Below-Grade Walls

Oak Ridge sits in the folds of five ridges running northeast to southwest: Blackoak, East Fork, Pine, Chestnut and Haw. Lots of houses are dug into a slope, so one wall of the basement or lower level is underground. Every rain runs downhill and parks against that wall. Red clay doesn't let go of it.

That buried wall is where most Oak Ridge basement mold lives. The drywall looks fine from the room, but the back of it and the bottom plate are wet. Crawl spaces in these homes often need a better vapor barrier. Some need full encapsulation, with a dehumidifier, to stay dry through August.

We've done a fair number of these lake houses, and the pattern is always the same: open vents, a thin plastic sheet from the original build, and joists that feel damp to the hand in late summer. In our experience, sealing the vents without fixing the ground moisture just moves the problem. So we fix the water first, then seal it up.
