Mold Inspection and Testing in Knoxville, TN
Knoxville Superior Mold Remediation offers mold inspection in Knoxville for homes and small businesses, and the visual inspection is free. We walk the house, the crawl space and the attic, map the moisture, scan the walls with a thermal camera and take air or surface samples for a lab only when a result will actually change the plan. Smell it but can't see it? That's what this is for.
We do mold testing in Knoxville and nearby towns including Oak Ridge, Farragut, Maryville, Powell and Sevierville. Inspections are booked within one or two business days. If we find mold, you get a written quote for mold removal the same week, and if we don't, we tell you that too.
Types of Mold Inspection and Testing We Offer
An inspection is a search for water and growth. A test is a lab answer to one specific question. Most homes need the first and not the second.
Visual Mold Inspection
We walk the house, the crawl space and the attic, look for stains and growth and follow any musty smell to its source. For most homes where you can already see the mold, this visual inspection is everything you need before a quote. No lab fee.
Moisture Mapping and Thermal Imaging
A moisture meter tells us how wet wood and drywall are inside. A thermal camera shows cold, damp patches behind walls and around HVAC ducts. Used together, they find hidden mold without cutting holes all over your house. We do about 150 jobs a year, and most hidden mold turns up this way.
Mold Air Quality Testing
Air sampling pulls air through a spore trap, a small cassette that catches spores for a lab to count. We always take an outdoor sample too. An air test without one is a bathroom scale nobody zeroed: you get a number, not an answer. Air sampling usually costs $100 to $300 per test.
Surface Sampling and Tape Lifts
A swab or a strip of clear tape lifts spores off a stain so a lab can say what it is. Each sample runs $50 to $200, according to HomeGuide. Useful when someone needs a name on paper; not much use when the fix is the same either way.
Post Remediation Verification
After mold removal, a final check shows the area is clean and dry. Some buyers, landlords and lenders want this in writing. If you'd rather hire an independent tester for this step, that's a fair call, and we'll work with them.
Mold Inspections for Home Sales
A standard home inspection isn't a mold inspection. Buyers and sellers call us to look at a crawl space or attic before closing, and we work to closing dates.

How Much Does a Mold Inspection Cost in Knoxville?
A mold inspection usually costs $300 to $650, and up to $1,000 for a big house, according to HomeGuide's 2026 guide. Our visual inspection with moisture readings is free when it leads to a remediation quote. Lab tests cost extra: $100 to $300 per air sample and $50 to $200 per surface sample.
| Test | Typical price | Source |
|---|---|---|
| Mold inspection | $300 to $650 | HomeGuide, 2026 |
| Air sampling, per test | $100 to $300 | HomeGuide, 2026 |
| Surface sampling, per sample | $50 to $200 | HomeGuide, 2026 |
| Bulk sample, per sample | $100 to $350 | HomeGuide, 2026 |
| DIY test kit | $10 to $100 | HomeGuide, 2026 |
Our visual inspection is free. Lab fees are passed on at cost, and we quote them before we take a single sample. In 30 years we've talked more people out of tests than into them.
When Is Mold Testing Worth It?
Mold testing is worth it when you smell mold but can't find it, when a buyer or landlord wants a written lab result, or after remediation to show the area is clean. If you can already see the mold, a test rarely changes what we do. Honestly, that money is better spent fixing the leak.
Why We Don't Recommend DIY Mold Test Kits
Settle plates from the hardware store almost always grow something, because mold spores are in all air, indoors and out. Without an outdoor sample to compare and someone trained reading it, the result tells you very little. We've had people bring us a kit with a scary petri dish from a perfectly dry house.
What You Get After an Inspection
- Photos of every problem area
- Moisture readings room by room
- The likely water source
- Lab results when samples were taken
- A written quote if removal is needed
Mold Inspection FAQ
What does a mold inspection include?
A mold inspection with us covers the living areas, the crawl space and the attic, with moisture readings on walls and wood, a thermal camera scan for damp spots and photos of anything we find. We add air or surface samples only when they answer a real question.
Does a home inspection check for mold?
A standard home inspection notes visible staining, but it isn't a mold inspection. Home inspectors don't usually map moisture or take lab samples. If yours flagged something in the crawl space or attic, a mold inspection tells you what it is and what it costs to fix, usually within one or two business days.
How long do mold test results take?
Lab results for air and surface samples usually come back in two to five business days, and rush results cost more. The visual inspection and the moisture readings are ready the same day, before we leave your driveway.
Can mold be hidden inside walls?
Yes. The EPA lists the back of drywall, the underside of carpet pads, the inside of ductwork and above ceiling tiles as common hiding spots. A musty smell with nothing to see is the usual sign. Moisture readings and a thermal camera find these spots without opening every wall.
Should the company that tests also do the removal?
Some people want a separate tester for the final clearance, and that's a fair choice. We're happy to work with an independent tester you hire. For finding the problem and planning the work, one crew keeps it simpler and faster.
