Types of Crawl Space Mold We Remove

Mold under a house shows up in a handful of ways, and we've seen every one of them more times than we can count. Each gets a slightly different treatment.

  • White Mold on Floor Joists

    Fuzzy white growth on the joists is the most common thing we find under Knoxville houses, usually with some dark spots mixed in. We HEPA vacuum and wire brush the wood, put RMR-86 on the stains and treat it so it stays clean. Most of it is on the surface, and the wood underneath is fine.

  • Black Mold on the Subfloor

    Dark mold on the underside of the subfloor almost always sits right below a bathroom or the kitchen sink. That's a slow drip, not humidity. We find the leak, clean the wood and treat it with RMR-141, a cleaner with no bleach in it.

  • Mold on the Sill Plate and Rim Joist

    The sill plate is the bottom board of the house frame, sitting right on the foundation wall. It stays damp when soil or mulch is piled against the outside of that wall. We clean it, check it with a moisture meter and point out the drainage fix, which is often a rake and an afternoon.

  • Moldy Crawl Space Insulation

    Fiberglass insulation between the joists soaks up moisture and sags. Once it's moldy it has to come out. We bag it, remove it and clean the wood behind it.

  • Crawl Space Mold Treatment After a Plumbing Leak

    A leaking supply line or drain under the house soaks the soil and the wood around it. We don't do plumbing, so your plumber makes the repair first. Then we dry the crawl space with dehumidifiers and remove the mold. We won't start the cleanup until the leak is fixed or on the schedule.

  • Torn or Missing Vapor Barrier

    A vapor barrier is a heavy plastic sheet over the dirt that stops ground moisture. Many older homes have none, or a thin one in pieces. We replace it with a thicker liner as part of the job.

Why Knoxville Crawl Spaces Grow Mold

Most crawl spaces under Knoxville ranch homes are vented. In summer, muggy outside air pours in through the foundation vents and settles on the cooler wood under the floor. Knoxville averages about 76 percent humidity in August, so the joists can stay damp for months. August under a house is its own weather.

Then there's the red clay. It holds rainwater right against the foundation, and gutters that dump next to the house and mulch beds piled up the wall add more. We've seen crawl spaces dry out by half just from a downspout extension. Cheapest fix on the job.

  • Dry: a new vapor barrier and, when needed, a dehumidifier.
  • Check: a post-remediation evaluation and new readings.

Do You Need Encapsulation After Mold Removal?

Not always, and we'll tell you so. If the crawl space reads dry once the new vapor barrier is down and the drainage is fixed, removal plus a good barrier can be enough. If the readings climb back every summer, encapsulation is the long-term fix. We'd rather say that after a season of readings than sell it to you on day one.

Is mold in a crawl space normal?

Some mold is very common in vented crawl spaces here, because humid summer air condenses on the wood. Common doesn't mean fine. Mold on the joists means the wood is staying wet, and wet wood can rot. We've worked in more than 2,000 crawl spaces, and the answer is always the same: clean it and dry it.

Can mold in the crawl space affect the rest of the house?

Yes. Air moves up from a crawl space into the living space through gaps around pipes, ducts and floor boards. That's why a musty smell in the hallway often starts under the house. Cleaning the crawl space and keeping it dry usually takes care of the smell upstairs.

How long does crawl space mold removal take?

Most crawl space mold removal jobs take us one to two days. A large or very tight crawl space can take three. A new vapor barrier or a dehumidifier usually goes in on the same visit. Full encapsulation adds a day or two.

Should I use bleach on crawl space mold?

No. The EPA doesn't recommend bleach for routine mold cleanup, and it doesn't soak into wood well anyway. It also adds water to a space that's already too wet. We use products made for this. RMR-86 takes the stains off wood. RMR-141 cleans and treats it, no bleach involved.

Does homeowners insurance pay for crawl space mold?

Usually not, unless the mold came from a sudden covered event like a burst pipe. Mold from humidity and condensation over time is normally excluded. Check your policy and talk to your adjuster. We provide photos and moisture readings either way.
